Real estate briefs: Golden Pass LNG selects new downtown headquarters

Golden Pass LNG, an importer and distributor of liquefied natural gas, has signed a long-term lease for 38,000 square feet at downtown’s 811 Louisiana building for its headquarters. Developed in 1970 by Hines and designed by Skidmore Owings & Merrill, the building recently underwent a $40 million renovation, including a new exterior, new lobby, conference center, fitness center, bike storage room and electric car charging stations in the garage. Cushman & Wakefield represented the tenant, which is currently located at 333 Clay. Colvill Office Properties represented the landlord, Busycon Properties.

Panattoni Development Co. and its equity partner, MetLife Investment Management, have broken ground on Bayport South, a 642,994-square-foot cross-dock warehouse at 10575 Red Bluff Road, Pasadena. Richard Quarles, Jarret Venghaus and Mark Nicholas of JLL will handle leasing. The facility, near Port Houston’s Bayport Container Terminal and Barbours Cut Container Terminal, is planned for completion in the first quarter of 2020.

Passco Cos., a privately held commercial real estate company based in California, has acquired Boterra Bay Apartments, a recently completed 384-unit complex at 99 W. Cedar Bayou Lynchburg Road in Baytown. Thomas Alleman and Brandon Miller of Newmark Knight Frank represented the seller, a joint venture of Houston-based Boterra Group and Dallas-based Edison Capital Holdings. Chris Black and Caleb Marten of KeyBank Real Estate Capital arranged acquisition financing. The garden-style complex, with numerous three-story buildings, will be rebranded as Sapphire Bay Apartments. Amenities include a lounge pool with in-water tanning deck, fitness center, yoga and spin studio, outdoor kitchen, courtyard fire pits, dog park with puppy pool, pet grooming station, a business center, clubhouse with kitchen and 24-hour resident package lockers.

Mohegan Alcorn purchased a 143,332-square-foot industrial property at 9411 Alcorn Street. Mike Spears, Derek Riggleman and Robert LaCoure of Lee & Associates represented the seller, BSR Investments Co. Abbas Rajabi with Mohegan Capital represented the buyer.

Henry Avocado Corp., a year-round grower and distributor of Hass avocados, has signed a 41,866-square-foot industrial lease at 4300 Windfern. Darren O’Conor and John Ferruzzo of NAI Partners represented the tenant.

Puffer-Sweiven, a provider of automation, valves, measurement, and process control solutions, has leased 43,869 square feet at 4000 Greenbriar Drive. Ryan Searle, Nick Peterson and John Ferruzzo of NAI Partners represented the tenant.

Spectrum Association Management Cos. has renewed a lease for 5,250 square feet in Park Row Tech Center, 16690 Park Row. Jason Gibbons with Finial Group represented the landlord.

Autohive has purchased a 12,240-square-foot office/warehouse at 9407 Alberene Drive in southwest Houston. First Houston Properties’ Jonathan McDaniel and Patrick McKiernan represented the buyer.

American Strong Business Systems has leased a 7,500-square-foot industrial property at 6623 Theall Road. Robert McGee, Thomas Leger and Chase Cribbs of Lee & Associates represented the landlord, APDRA Construction Management. Brad Piercy with B. Piercy & Associates represented the tenant.

Greater Houston Interventional Pain Associates has renewed a 8,720-square-foot lease at 4747 Bellaire Blvd. in The Offices at Pin Oak Park. Taylor Wright and Griff Bandy of NAI Partners represented the tenant, which will benefit from upgrades at the campus planned by owner Norvin Healthcare Properties.

Pediatric Dentist of Katy has leased a 3,150-square-foot office at 24022 Cinco Village Center Blvd., Katy. Jason Whittington of NAI Partners represented the tenant. Dana Thompson and Blake Tartt III of New Regional Planning represented the landlord.

MTS Interests has purchased a 23,264-square-foot industrial property at 20103 and 20105 Krahn Road in Spring from Applied Machinery Corp. Mike Spears and Robert McGee of Lee & Associates represented the seller. Kevin Barr with Mohr Partners represented the buyer.
